Hyderabad Property Registrations Fall 15% in September 2026

Residential property registrations in Hyderabad fell 15 per cent year on year in September 2026, with 5,620 homes registered against 6,612 in the same month last year, according to data from Knight Frank India. The total value of transactions declined 7 per cent to Rs 4,487 crore. Hyderabad property registrations have now recorded a second consecutive monthly decline, following a 9 per cent fall in August, underlining a broader cooling in the city's housing market even as higher-value homes hold up better than affordable stock. September's Hyderabad property registrations were softer than August as well. Registrations slipped 5 per cent from 5,937 units in August 2026, while the value of registered transactions declined 2 per cent from Rs 4,576 crore. Knight Frank India attributed some of the month-to-month volatility to the after-effects of the revision in guidance values that took effect on June 5, which has made activity uneven across segments. ## Premium homes cushion the Hyderabad property registrations slide The most striking feature of the September data is the resilience of the top end of the market. Homes priced above Rs 1 crore accounted for 56 per cent of the total transaction value in September, up from 54 per cent a year earlier. Registrations in this segment fell 12 per cent year on year to 1,291 units, while transaction value declined just 2 per cent to Rs 2,514 crore, indicating that wealthy buyers are still transacting even as volumes thin. That premium skew is consistent with the longer trend in Hyderabad property registrations. Larger and costlier homes have steadily taken a bigger share of transaction value through 2026, a shift that analysts link to strong economic fundamentals and rising lifestyle aspirations among the city's affluent buyers. ## Affordable housing bears the brunt as Hyderabad property registrations cool The affordable segment recorded a much sharper contraction. Registrations of homes priced below Rs 50 lakh fell 20 per cent to 2,883 units in September, while transaction value in the segment declined 15 per cent to Rs 970 crore. In the Rs 50 lakh to Rs 1 crore bracket, registrations dropped 6 per cent to 1,446 units and transaction value fell 8 per cent to Rs 1,004 crore. The divergence in Hyderabad property registrations suggests that Hyderabad home buyers at the entry level are the most sensitive to price and financing conditions. Developers have increasingly tilted new launches towards premium projects, which has supported values at the top while leaving the middle and affordable segments with thinner demand. ## Nine-month picture steadier for Hyderabad property registrations Despite the September dip, the nine-month trend remains broadly stable. Between January and September 2026, the city recorded 55,715 residential property registrations, marginally higher than the 55,505 recorded in the corresponding period last year. The total value of transactions during the nine months rose 4 per cent to Rs 39,910 crore from Rs 38,536 crore, showing that the Hyderabad housing market continues to be supported by higher-value deals. Whether the festive quarter reverses the monthly slide will depend on how quickly the market digests the revised guidance values and whether developers rebalance supply towards mid-income housing. For Hyderabad home buyers, the key question is whether the outlook for the Hyderabad housing market improves once the volatility settles. For now, Hyderabad property registrations tell a two-speed story: premium resilience on top, affordability stress below.
