Faridabad real estate: NCR's next growth market

Faridabad is attracting fresh interest from developers and institutional investors as planned connectivity to the Noida International Airport at Jewar, new road links and comparatively lower property prices strengthen the case for Faridabad real estate as an alternative to Gurugram and Noida in the NCR housing market.

Housing.com data puts Faridabad property prices at slightly above Rs 9,000 per sq ft in 2026, up 17.08% year on year. ANAROCK's Q2 2026 figures put average prices at Rs 10,780 per sq ft in Noida and Rs 13,350 per sq ft in Gurugram, leaving the Faridabad real estate market with a clear price advantage over its NCR rivals.

Long overshadowed by Gurugram and Noida, Faridabad is emerging as a strong contender in the National Capital Region's residential market, aided by improving connectivity, a diversified industrial base and a pipeline of large infrastructure projects. Property prices in established Gurugram micro-markets have risen sharply, particularly along Golf Course Road, Dwarka Expressway and Southern Peripheral Road, while the biggest advantage for Faridabad remains affordability. In contrast, residential prices in Greater Faridabad remain significantly lower, allowing buyers to access larger configurations at a relatively lower ticket size.

Jewar airport corridor is the key catalyst for Faridabad real estate

Market observers say a key catalyst for the Faridabad real estate sector is the 31.42-km Jewar airport corridor connecting the city with the upcoming Noida International Airport. The Union Cabinet approved a revised project cost of Rs 3,630.77 crore for the corridor in March 2026. About 11 km of it is planned as an elevated highway, with links to the Eastern Peripheral Expressway and the Yamuna Expressway.

Other links are also taking shape around the city. The upcoming Faridabad-Noida-Ghaziabad (FNG) Expressway is set to connect Faridabad directly with Noida, reducing dependence on Delhi as the primary transit route. The operational KMP Expressway, the Faridabad bypass road and the Delhi Metro's violet line extension to Ballabhgarh have already improved regional connectivity.

Institutional capital moves into Faridabad real estate

Institutional interest in Faridabad real estate is growing. In August 2026, Blackstone-backed ASK Property Fund committed Rs 125 crore to a 20-acre plotted development in the city under a Rs 500-crore platform with Bhumika Group.

"Gurugram and Noida have witnessed significant residential price appreciation over the past few years, creating an opportunity for Faridabad to emerge as an important alternative in the NCR housing market," said Mohit Goel, managing director of Omaxe Ltd. "The relative price advantage, combined with Faridabad's proximity to Delhi and improving connectivity with Gurugram and Noida, makes it an increasingly relevant market for homebuyers. The upcoming connectivity corridors, including links towards Jewar Airport, are expected to further strengthen its regional significance," he added.

"Faridabad has emerged as a high-potential micro-market, driven by accelerated infrastructure development and dramatically improved connectivity across the NCR," said Mohit Malhotra, Founder and CEO of NeoLiv. He added that expanding healthcare, education and industrial ecosystems, along with pricing below comparable NCR micro-markets, are repositioning the city as a potential high-growth real estate market.

New supply reshapes Faridabad real estate

The shift is visible in new supply too. BPTP's Skynest project in Sector 80 comprises around 325 apartments, with 3 and 4 BHK homes of 3,185 to 3,856 sq ft priced from Rs 4.48 crore, showing that premium housing is entering the Faridabad real estate market alongside the city's traditional industrial base. The price points keep Faridabad property prices well below comparable launches in Gurugram, where premium homes in established micro-markets command substantially higher prices.
