Housing Sales India Fall 6% in Q3 on Weak Demand

Housing sales India recorded a 6% year-on-year fall to 1.03 lakh units in the July-September quarter of 2026, as subdued demand and lower fresh supply weighed on residential markets, according to data from real estate analytics firm PropEquity released on September 26.

Sales across the nine cities tracked by the firm — Mumbai, Navi Mumbai, Thane, Delhi-NCR, Bengaluru, Hyderabad, Chennai, Pune and Kolkata — dropped to 1,03,170 units from 1,09,420 units in the year-ago period. On a quarterly basis, housing sales India data showed a 4% decline from the April-June quarter.

Housing Sales India: City-Wise Picture

The decline was uneven across markets. Chennai and Kolkata recorded the steepest annual falls, with housing sales India volumes down 17% in both markets — Chennai to 4,680 units and Kolkata to 3,860 units. Pune fell 16% to 17,860 units, Delhi-NCR declined 12%, while Thane and Mumbai registered drops of 11% and 8% respectively.

Hyderabad and Navi Mumbai bucked the trend. The PropEquity housing sales Q3 2026 data shows Hyderabad sales rising 11% to 15,470 units and Navi Mumbai up 12% to 9,810 units. Bengaluru remained broadly stable, with sales edging up 1% to 17,340 units.

Housing Sales India: Launches Drop as Developers Turn Cautious

New supply fell even more sharply than sales. Fresh residential launches across the nine cities dropped to 98,165 units, down 2% year-on-year and 15% from the April-June quarter. For housing sales India watchers, the sharper fall in launches than in absorption was the quarter's key signal. Thane saw the sharpest quarter-on-quarter decline in launches at 28%, followed by Chennai at 22% and Delhi-NCR at 19%, as developers became more selective about adding inventory.

"Q3 2026 reflects a significant drop of 15% Q-o-Q in new supply while the absorption numbers remain stable with a minor drop of only 4% despite large drop in supply," said Samir Jasuja, Founder and CEO, PropEquity. He noted that absorption exceeded fresh launches by nearly 5,000 units during the quarter, keeping the demand-supply balance relatively steady.

The slowdown has been sharper in markets where prices ran up fastest. Analysts tracking housing sales India note that developers have responded by holding back launches to protect pricing, a strategy visible in the 15% quarter-on-quarter drop in new supply. Whether that discipline supports a festive-quarter recovery will depend on how aggressively builders deploy offers in the December quarter.

Housing Sales India: What It Means for the Market

The July-September quarter is traditionally subdued for the India housing market 2026 because of the monsoon, which discourages developers from launching new projects. Sales usually improve in the December quarter on festive demand, when developers raise fresh supply and offer incentives to lure customers.

High property valuations and global economic uncertainties also contributed to muted buying sentiment this year, PropEquity said. With prices up sharply in recent years — average prices in the top seven cities rose about 59% between 2021 and 2025, according to Anarock — homebuyers have become more cautious, particularly in markets where prices have risen fastest. The result is a visible residential property sales slowdown in several large markets, and the India housing market 2026 outlook now hinges on the festive quarter.

Readers should note that headline numbers vary by tracker. Anarock, which tracks seven cities and reports the Mumbai Metropolitan Region as one, recorded a different quarterly trend, so the PropEquity housing sales Q3 2026 figures should be compared with PropEquity's own earlier numbers rather than other firms' totals. Even so, the residential property sales slowdown in several large markets is consistent across trackers, and the festive quarter will be the real test of whether demand for housing sales India revives.
