MahaRERA clears 435 housing projects ahead of Diwali

The Maharashtra Real Estate Regulatory Authority (MahaRERA) issued registration numbers to 435 Maharashtra housing projects on Dussehra 2026, paving the way for the construction of 32,981 flats with an estimated investment of Rs 23,719 crore.

Alongside the new approvals, MahaRERA granted deadline extensions to 210 existing projects and approved corrections to 609 projects, based on applications submitted by developers. The authority said its officials worked through the festive period so eligible projects could receive registration approvals in time for Dussehra 2026, adding to the pipeline of Maharashtra real estate supply.

MahaRERA requires developers to take approval before making changes to the plans of an already registered project, and to declare a completion date at registration. When a project misses its date, the developer must seek an extension, and projects that do not secure one are categorised as lapsed, which can affect their progress.

MMR and Pune lead new MahaRERA housing projects

The Mumbai Metropolitan Region (MMR) accounted for 201 of the 435 newly registered MahaRERA housing projects. Thane led the region with 70 projects, followed by Mumbai City and its suburbs with 63, Raigad with 36, Palghar with 25, Ratnagiri with five and Sindhudurg with two.

Pune recorded 140 projects, the highest among individual regions in the MahaRERA data. Satara added 13 projects, Kolhapur eight, and Sangli and Solapur three each. Vidarbha accounted for 32 projects, including 27 in Nagpur, four in Amravati and one in Akola. Khandesh received 24 registrations, with 23 in Nashik and one in Ahilya Nagar. Marathwada recorded eight projects, seven in Sambhaji Nagar and one in Nanded. Two projects in Dadra and Nagar Haveli and one in Daman were also cleared.

Festive launches drive the MahaRERA approval rush

Developers typically push new residential launches around Dussehra and Diwali, when homebuying activity gains momentum. The approvals add a large volume of Maharashtra housing supply ahead of the festive buying season. The scale of the Dussehra approvals shows the volume of supply entering the Maharashtra real estate market for the festive quarter, and the regulator said it would continue to issue approvals for projects that meet its legal, technical and financial criteria as Diwali approaches.

The approvals were issued on October 23, 2026, the day of Dussehra, and came ahead of Diwali, a key period for new launches in Maharashtra's real estate sector. The authority said it continued processing applications during the festive period to enable developers to launch eligible projects, subject to compliance with legal, technical and financial requirements, and its team worked round the clock to process applications and enable eligible projects to receive approvals in time for Dussehra.

The approvals indicate expectations of strong residential market activity through the festive season, which begins with Navratri and Dussehra, and developers typically seek to register new projects and secure regulatory clearances ahead of the period when homebuying picks up. The new registrations also include projects in smaller markets across the state, from Ratnagiri and Sindhudurg on the coast to Akola and Nanded inland, showing that supply is spreading beyond the Mumbai and Pune regions.

"The festive season typically sees a major thrust in activity across sectors, be it real estate, automobiles or electronics. These registrations indicate the momentum in the housing market from the third quarter onwards, when deal conversions typically pick up," said Boman Irani, CMD of Rustomjee Group and Chairman of CREDAI.

Irani added that the new MahaRERA housing projects give homebuyers wider choices across locations, configurations and price points, and that the festive window remains a favourable period for both buyers and developers as market activity improves.
