Mumbai luxury homes sell at 17 a day in first half of FY27

The Mumbai region's luxury housing market picked up pace in the first half of FY27, registering an average of more than 17 homes priced at Rs 5 crore or more every day. According to the half-yearly Luxury Real Estate Report, The Luxury Real Estate Market Decoded, released by Lighthouse Luxury and powered by property registration intelligence platform Zapkey, Mumbai luxury homes recorded 3,145 registrations worth Rs 32,623 crore between April and September 2026. That works out to about Rs 178 crore in luxury sales every day.

The second quarter outpaced the first. Mumbai luxury homes registrations rose 10.5 percent in the July to September quarter to 1,651, while value rose 17.1 percent to Rs 17,600 crore, or Rs 191 crore a day. July was the best month of the half, with 618 homes worth Rs 6,669 crore. The first quarter had recorded 1,499 luxury deals worth Rs 14,903 crore, an average of 16 homes and Rs 164 crore a day, so the pace picked up as the half went on.

Ultra-luxury deals in Mumbai luxury homes more than doubled

Deals at the very top of the market drove much of the growth. Twenty-nine homes sold for Rs 50 crore or more in the half, worth Rs 2,536 crore in total. Those deals rose from 9 in the first quarter to 20 in the second quarter, and September alone recorded 9, as many as the entire first quarter. Three homes at NamanXana sold for a combined Rs 456 crore, an average of Rs 152 crore a home, the highest average among the top 10 projects in the report.

Worli leads Mumbai luxury homes sales by value

Worli stayed on top of the Mumbai luxury homes market, recording Rs 5,558 crore across 275 deals at an average of Rs 20.2 crore, about 17 percent of all luxury value in the half. New pockets of growth also showed up in the data. Andheri West and Versova doubled in value from the first quarter to the second, and Tardeo grew 125 percent. New launches from Sri Lotus Developers and Viceroy added more than half of the growth in Andheri West and Versova.

Godrej Properties topped the Mumbai luxury homes developer charts with Rs 2,360 crore across 207 homes, followed by Oberoi Realty at Rs 1,818 crore and Lodha Developers at Rs 1,741 crore. Godrej Trilogy Seafront was the top Godrej Properties project at Rs 1,199 crore. The report is based on verified Maharashtra stamp duty and registration data, which Lighthouse Luxury and Zapkey used to track every luxury registration in the region.

Sumesh Mishra, founder of Lighthouse PropTech, said: "Mumbai's Luxury Residential Ecosystem continues to grow from strength to strength. The new launches by branded players are witnessing great responses from the buyers. The transaction pace of 16 luxury homes a day shows that HNI and UHNI buyers no longer view premium real estate purely as a cyclical asset class, but as a core wealth preservation strategy." He added that strong momentum in suburban redevelopment corridors like Goregaon East and Borivali East shows luxury in Mumbai is spreading beyond the traditional South and Central markets, helped by gated amenities and better transport links.

The half-year figures point to a luxury market that is no longer driven by a few headline deals. With more than 17 Mumbai luxury homes changing hands every day and Mumbai luxury homes growth spreading from Worli to Andheri West, Versova and Tardeo, the second half of FY27 will show whether that daily pace holds or fades.
