Naman Xana sets Mumbai luxury benchmark at Rs 152 crore

Naman Xana on Worli Seaface recorded an average registered transaction value of Rs 152 crore per home between April and September 2026, the highest average among the ten projects in a new study of Mumbai luxury homes. The development by the Shree Naman Group topped the Lighthouse Luxury report, which is powered by property registration intelligence platform Zapkey and tracks registered residential transactions using Maharashtra Inspector General of Registration data.

The report ranked developments by total registered sales value rather than unit count, and its figures reflect registered property consideration only. Stamp duty, registration charges and GST are excluded, and values may change as delayed registrations are added.

Highest average ticket

Naman Xana is an ultra luxury residential development on Worli Seaface, and its average of Rs 152 crore per home stood well above the other projects in the study. The gap between the top average and the rest of the field shows how wide pricing is within Mumbai luxury homes, even among projects in the same part of the city.

Prestige Nautilus posted the second highest average ticket size, at about Rs 31.7 crore across 18 transactions worth Rs 571 crore. At the other end of the ten projects, Godrej Reserve averaged about Rs 5.7 crore per home. The spread between the highest and lowest averages in the study runs to more than Rs 146 crore per home.

Godrej Trilogy tops total sales

Rankings by total registered sales value told a different story from the average value ranking. Godrej Trilogy Seafront in Worli led with 54 home sales worth Rs 1,199 crore, an average of about Rs 22.2 crore per transaction, between April and September 2026.

Oberoi Elysian ranked second on total value, with 67 transactions worth Rs 899 crore, followed by Rustomjee Crown with 51 sales valued at Rs 622 crore. Lodha The Park led on volume, with 76 sales worth Rs 563 crore at an average of Rs 7.4 crore, and Runwal Raaya followed with 36 transactions valued at Rs 550 crore.

Rs 6,116 crore in six months

Collectively, the ten featured projects recorded 496 home sales worth Rs 6,116 crore over the six month period. The figures cover registered transactions only, so they leave out homes sold but not yet registered, and they exclude the taxes and charges paid on top of the registered consideration.

The concentration of value in Worli stands out in the report. The Worli Seaface development, Godrej Trilogy Seafront and Prestige Nautilus are all Worli projects, and together they account for a large share of the Rs 6,116 crore total. The report also shows that volume and value do not move together in this segment: Lodha The Park sold the most homes but ranked lower on total value because its average ticket size was far smaller.

For buyers tracking Mumbai luxury homes, the Lighthouse Luxury report gives a registration based view of where money actually changed hands in the first half of FY27, rather than asking prices or announced deals. The Lighthouse Luxury data will shift as delayed registrations from the period are added to the official record, and Mumbai luxury homes will keep being measured against that average until a later deal passes it.
