PE investment Indian real estate Q3 falls 33% to $1.3bn

PE investment Indian real estate Q3 inflows stood at USD 1.3 billion, down 33% quarter-on-quarter as investors stayed cautious amid geopolitical and macroeconomic uncertainties. The figures are from Savills India and were reported by IANS on October 16, 2026.

The quarterly figure excludes USD 167 million of asset acquisitions by REITs or InvITs during the quarter. Including it would take the PE investment Indian real estate Q3 total to about USD 1.47 billion, still below the implied Q2 level of about USD 1.9 billion. The 33% quarter-on-quarter fall implies Q2 inflows of roughly USD 1.94 billion. On a nine-month basis, the picture is stronger: private equity inflows for January to September 2026 reached USD 4.5 billion, 16% higher than the corresponding period in 2025.

PE investment Indian real estate Q3: hospitality leads

The hospitality segment led Q3 with 26% of PE inflows, supported by rising consumption. That share works out to about USD 338 million of the quarter's USD 1.3 billion. Industrial and logistics took the second-largest share at 22%, or roughly USD 286 million, driven by e-commerce, manufacturing and supply-chain expansion.

Residential followed at 15%, about USD 195 million. Office and data centre investments accounted for 14% and 8% respectively, roughly USD 182 million and USD 104 million. The PE investment Indian real estate Q3 segment mix adds up to 85% across the five named categories, about USD 1.1 billion, leaving 15% in other segments.

PE investment Indian real estate Q3: the big deals

Three transactions anchored the quarter. CPPIB invested USD 314 million in Prestige Hospitality Ventures Ltd., the largest single deal. Logicap acquired warehouses in Chennai, Kolkata and near Mumbai for USD 208 million. Fidelity Investments put USD 194 million into Lodha Developers.

Together, the three deals account for USD 716 million, more than half of the quarter's USD 1.3 billion. CPPIB's USD 314 million is the single largest disclosed deal in the PE investment Indian real estate Q3 deal list, nearly a quarter of total Q3 inflows on its own, which shows how concentrated the quarter's deal count was. The CPPIB bet on Prestige Hospitality Ventures fits the hospitality segment's lead for the quarter, while the Logicap warehouse buys track the industrial and logistics share.

Nine-month total tops 2025

The January to September total of USD 4.5 billion is 16% ahead of the same period in 2025, which implies last year's nine-month figure was about USD 3.9 billion. PE investment Indian real estate Q3 was the softest quarter of the three, with the 33% quarter-on-quarter fall implying Q2 inflows of about USD 1.9 billion.

Sumeet Bhatia, Managing Director, Research and Consulting at Savills India, said: "Private equity investment in Indian real estate has remained resilient in 2026, with YTD inflows reaching $4.5 billion, despite a more cautious global investment environment. The growing participation of domestic investors is particularly encouraging and reflects the increasing depth of India's real estate market."

Domestic investors step in

Sumeet Bhatia pointed to the growing participation of domestic investors as the encouraging part of the 2026 numbers. That domestic participation matters because global investors stayed cautious through the quarter, the same caution that pushed Q3 down 33% from Q2. The PE investment Indian real estate Q3 data shows a market that is cautious in the short term but funded through the year, with USD 4.5 billion of private equity inflows in nine months against a softer global backdrop.

With nine months at USD 4.5 billion against about USD 3.9 billion in the same period of 2025, the full-year 2026 total has a clear lead over last year's pace. Even with the PE investment Indian real estate Q3 slowdown, the nine-month total leads last year by 16%.
