Centre clears 1.93 lakh PMAY-U 2.0 houses in 11 states

The Centre has approved more than 1.93 lakh additional PMAY-U 2.0 houses across 11 states under the Pradhan Mantri Awas Yojana-Urban 2.0. The approvals were cleared at the 10th meeting of the Central Sanctioning and Monitoring Committee, held in New Delhi on 16 October 2026. With this round, the total number of PMAY-U 2.0 houses sanctioned under the scheme has reached 20.80 lakh.

The meeting was chaired by Satendra Singh, Secretary in the Department of Urban Development in the Ministry of Housing and Urban Affairs. The exact figure in the latest round is 1,93,521 houses. The houses are meant for eligible urban families in the Economically Weaker Section. They fall under two parts of the scheme, Beneficiary Led Construction and Affordable Housing in Partnership. The new PMAY-U 2.0 houses are meant for eligible urban families, and under Beneficiary Led Construction, a family builds a house on its own land with central help. Under Affordable Housing in Partnership, homes come up through projects built with states and other agencies.

PMAY-U 2.0 houses approved across 11 states

Uttar Pradesh received the largest share of the new PMAY-U 2.0 houses, with 73,182 houses. Bihar followed with 52,866 houses. Uttar Pradesh houses totalled 73,182 in the round, and Bihar houses totalled 52,866. Together, the two states account for 1,26,048 houses, or close to two thirds of the latest round. Telangana received 18,120 houses, West Bengal 16,559 houses and Gujarat 14,290 houses.

Andhra Pradesh received 6,560 houses, Chhattisgarh 4,670 houses, Odisha 3,126 houses and Karnataka 3,116 houses. Mizoram received 1,003 houses and Sikkim received 29 houses. The state figures add up to the total of 1,93,521 houses approved at the meeting.

Where the new PMAY-U 2.0 houses will go

The 11 states in this round are Andhra Pradesh, Bihar, Chhattisgarh, Gujarat, Karnataka, Mizoram, Odisha, Sikkim, Telangana, Uttar Pradesh and West Bengal. The spread of PMAY-U 2.0 houses shows that the latest sanctions are not limited to one region. Uttar Pradesh houses and Bihar houses together form the bulk of the round, but smaller states also appear in the list, with Mizoram and Sikkim receiving far fewer houses than the larger states.

At the meeting, officials pressed for faster completion and occupancy of sanctioned houses. The committee also discussed coordination among the Centre, states and urban local bodies so that proposals move on time. The emphasis in the discussion was on getting approved houses built and handed over, rather than on approvals alone.

Who the PMAY-U 2.0 houses are meant for

Women homeownership is a stated aim of the scheme. Around 20.16 lakh houses, about 97 per cent of those sanctioned as PMAY-U 2.0 houses, have been allotted to women, either on their own or jointly with another family member. Women homeownership at that level means that most of the houses sanctioned so far carry a woman's name on the allotment.

By social category, the sanctions so far include 1.81 lakh houses for senior citizens, 3.61 lakh houses for Scheduled Castes, 1.06 lakh houses for Scheduled Tribes and 9.14 lakh houses for Other Backward Classes. These figures describe the houses sanctioned under PMAY-U 2.0 as a whole, not only the latest round.

PMAY-U 2.0 was launched in September 2024. It aims to give housing help to one crore additional urban poor and middle class families. It covers eligible families in the Economically Weaker Section, the Low Income Group and the Middle Income Group, within income limits set for each group. The highest annual household income ceiling under the scheme is Rs 9 lakh.

Eligible households can receive help of up to Rs 2.50 lakh for a house, depending on the part of the scheme they fall under. The Interest Subsidy Scheme in the programme gives an interest subsidy of up to Rs 1.80 lakh on eligible housing loans, subject to conditions that apply to that part of the scheme.

Taking the first PMAY-U and PMAY-U 2.0 together, more than 1.27 crore houses have been sanctioned so far, and about 1.01 crore of those houses have been completed.
