Ready to move homes account for 88.1 per cent of homes listed for sale in India, according to a study by eXp India of property listings on 99acres. The study looked at listings gathered on 10 October 2026. It covered 7,52,978 residential units for sale, and 6,63,456 of those units were listed as ready to move homes.
The finding means that a buyer searching listings in India at that date would most often find a completed home rather than a home still under construction. The study covered 15 cities. The share of ready to move homes varied by city, from 95.9 per cent in Delhi to 79.4 per cent in Nagpur.
Ready to move homes lead in Delhi and Mumbai
Delhi had the highest share of ready to move homes among the cities in the study. Of 72,768 listings in Delhi, 69,810 were ready to move homes, or 95.9 per cent. Kanpur followed at 94.5 per cent, Jaipur at 92.9 per cent and Kolkata at 90.8 per cent. Pune stood at 89.3 per cent and Lucknow at 87.9 per cent.
Mumbai had the highest total number of listings among the 15 cities in the study. Mumbai property listings totalled 86,793 units, and 74,816 of those were ready to move homes, or 86.2 per cent. Mumbai property listings therefore gave buyers the largest count of completed homes in the study, even though Delhi had a higher share.
Hyderabad stood at 84.6 per cent, Bengaluru at 84.3 per cent and Chennai at 82.8 per cent. Nagpur, at 79.4 per cent, had the lowest share among the cities named in the study. The gap between Delhi and Nagpur was 16.5 percentage points.
Why buyers look for ready to move homes
A separate survey in September 2026 by real estate consultant Colliers found that more than 60 per cent of first-time homebuyers opted for ready to move or near completion homes rather than under construction homes. The eXp India study points in the same direction. Buyers who pick a completed home can see the flat, the building and the area before they pay, instead of judging a home from plans and brochures.
Sam Chopra, President of eXp India, said that for people moving to India from overseas, the timing of the move can matter as much as the property itself. He said a career opportunity can arise without warning, and buying a completed home can remove some of the doubt that comes with such a move. He also said that ready to move homes let buyers see exactly what they are buying and judge how a home fits their needs.
The study also carries a caution for buyers. A home listed as ready to move does not always mean it is ready for occupation at once. Buyers still need to check possession terms, completion papers and the state of the flat before they commit. The listing label describes the construction stage of the home, and the practical steps to take possession can still take time.
What the 99acres listings show for buyers
The 99acres listings in the study were gathered on a single date, 10 October 2026, so the figures describe listings on that date rather than sales over a period. The 99acres listings covered homes for sale across the 15 cities, and the ready share was above 80 per cent in every city named except Nagpur.
For sellers, the figures suggest that most homes on the market at that date were completed homes, which puts completed stock in direct competition with other completed stock in the same city. For buyers, the figures suggest that a completed home is the common option in listings, while under construction homes form a smaller part of what is on offer.
Delhi ready homes stand out in the study for their share, at 95.9 per cent of Delhi listings. Delhi ready homes also stand out for their count, at 69,810 completed units. The study does not say why Delhi has the highest share, and it does not break the Delhi figure down by price or size. It reports the listing counts as gathered on 10 October 2026.
