Real Estate Private Equity Hits $1.3B in Q3: Savills

Private equity inflows into Indian real estate stood at $1.3 billion in the July-September quarter of 2026, down 33% quarter-on-quarter as investors turned cautious amid geopolitical and macroeconomic uncertainties, according to a report by Savills India released on October 16. The figure excludes $167 million of asset acquisitions made by REITs and InvITs during the quarter.

Despite the quarterly decline, real estate private equity has stayed resilient through 2026. Year-to-date PE inflows Indian real estate received from January to September reached $4.5 billion, 16% higher than the corresponding period in 2025, the Savills India real estate report said.

Real Estate Private Equity: Hospitality Leads the Quarter

In Q3 2026, the hospitality segment emerged as the leading recipient of real estate private equity, capturing 26% of total inflows, supported by rising consumption and continued investor interest. Industrial and logistics assets made a strong comeback after a brief lull, securing the second-largest share at 22%, driven by sustained demand from e-commerce, manufacturing and supply-chain expansion.

The residential segment followed with a 15% share of PE inflows Indian real estate attracted in the quarter. Office and data centre investments, which had led activity in recent quarters, took a back seat in Q3, accounting for 14% and 8% of total inflows respectively, the Savills India real estate report noted.

Major Real Estate Private Equity Deals in Q3

Major transactions during the quarter reflected the sectoral shift in India real estate investment 2026. Canada Pension Plan Investment Board invested $314 million in Prestige Hospitality Ventures Ltd, Logicap acquired warehouses in Chennai, Kolkata and near Mumbai for $208 million, and Fidelity Investments put $194 million into Lodha Developers.

"Private equity investment in Indian real estate has remained resilient in 2026, with YTD inflows reaching $4.5 billion, despite a more cautious global investment environment. The growing participation of domestic investors is particularly encouraging and reflects the increasing depth of India's real estate market," said Sumeet Bhatia, Managing Director, Research and Consulting, Savills India.

The quarter also highlighted how real estate private equity is rotating across segments. Hospitality's 26% share marked a clear shift from office-led quarters, while industrial and logistics assets benefited from the continued expansion of e-commerce fulfilment networks and manufacturing corridors. For fund managers, the breadth of capital deployment across hotels, warehouses, homes and offices suggests a maturing market rather than a single-theme trade.

Outlook for India Real Estate Investment 2026

The Savills India real estate report notes that institutional real estate private equity in the quarter covered equity deals executed through the private route, structured debt deals by alternative investment funds and non-convertible debenture issuances, while excluding plain debt deals, qualified institutional placements, public market deals and platform formations.

Separately, institutional deal activity in India broadened in Q3 2026, with 696 transactions worth $36.9 billion recorded across mergers and acquisitions, private equity and public markets, according to Grant Thornton Bharat. Excluding initial public offerings and qualified institutional placements, 608 M&A and PE transactions were worth $23.1 billion, with volumes rising 8% quarter-on-quarter even as values declined 36%.

Analysts say the outlook for India real estate investment 2026 hinges on the pace of interest-rate moves, consumption trends and the pipeline of investable assets. With domestic capital playing a bigger role alongside global funds, the market for real estate private equity in India is expected to remain deeper and more diversified than in past cycles, even if quarterly inflows stay uneven.
