Homes priced between Rs 80 lakh and Rs 2.5 crore drove India new housing launches in the July to September quarter of 2026, according to ANAROCK Research. The two price bands together made up 58 per cent of India new housing launches in the top seven cities. India new housing launches in the quarter totalled about 1,14,320 units, up 18 per cent from 96,690 units in the same quarter of 2025.
India new housing launches were also about 8 per cent higher than the 1,05,995 units launched in the second quarter of 2026. Sales grew at a slower pace than launches. Q3 2026 housing sales in the top seven cities rose 3 per cent from a year earlier to about 1,00,220 units, and the value of sales rose about 2 per cent to about Rs 1.55 lakh crore. Because launches rose faster than sales, unsold stock went up during the quarter.
India new housing launches by price band
The Rs 80 lakh to Rs 1.5 crore band made up the largest single share of India new housing launches, at 34 per cent. The Rs 1.5 crore to Rs 2.5 crore band added 24 per cent, taking the combined share of the two bands to 58 per cent. Homes priced Rs 40 lakh to Rs 80 lakh made up 17 per cent of India new housing launches, and homes priced below Rs 40 lakh made up 14 per cent.
Q3 2026 housing data from ANAROCK Research puts the mid premium bands at the centre of new supply, while the lower price bands made up a smaller part of what was launched. Four cities supplied most of the new homes. The Mumbai Metropolitan Region, Pune, Bengaluru and Hyderabad together accounted for 81 per cent of total new supply in the quarter.
India new housing launches in Mumbai and Hyderabad
The Mumbai Metropolitan Region saw about 37,500 units launched in the quarter, up 27 per cent from a year earlier and up 9 per cent from the previous quarter. Over half of its new supply in the quarter was in the below Rs 80 lakh band, which sets it apart from the national pattern.
Hyderabad added about 18,950 units, up 120 per cent from a year earlier and up 12 per cent from the previous quarter. Hyderabad housing launches in the quarter were almost all in the premium, luxury and ultra luxury bands priced above Rs 80 lakh, at 97 per cent of its new supply. Hyderabad housing launches therefore matched the national tilt towards higher prices, but in a stronger form.
Pune added about 18,730 units, down 3 per cent from a year earlier but up 47 per cent from the previous quarter. Bengaluru added about 17,720 units, up 17 per cent from a year earlier but down 18 per cent from the previous quarter. About 81 per cent of Bengaluru supply was in the Rs 80 lakh to Rs 2.5 crore band. The National Capital Region added about 10,900 units, down 14 per cent from a year earlier. Chennai added about 5,840 units, down 9 per cent from a year earlier but up 10 per cent from the previous quarter. Kolkata added about 4,680 units, down 4 per cent from a year earlier but up 32 per cent from the previous quarter.
Sales growth stays slower than supply growth
On the sales side, Hyderabad grew fastest, with sales up 15 per cent to 12,970 units. Bengaluru sales rose 12 per cent to 16,670 units, and the Mumbai Metropolitan Region sold 31,750 units, up 5 per cent. Pune sales fell 6 per cent to 15,690 units, the National Capital Region dipped 1 per cent to 13,765 units, Kolkata slipped 4 per cent and Chennai declined 10 per cent. Average home prices across the seven cities rose about 7 per cent from a year earlier, with the National Capital Region up 12 per cent and Bengaluru up 8 per cent. Unsold inventory rose about 12 per cent to about 6,30,590 units.
Anuj Puri, Chairman of ANAROCK Group, said the festive season was expected to support sales, while buyers were likely to stay selective because of higher prices and affordability concerns. He said demand was resilient but growth was likely to be measured, with well-priced, well-located projects doing better than the rest. ANAROCK Research data for the quarter puts India new housing launches at about 1,14,320 units against sales of about 1,00,220 units.
