Tier-2 retirement real estate India is entering a new phase, with growth moving beyond the metros into Tier-II cities and spiritual hubs, according to a Square Yards report released on October 14, 2026.
The report, titled "Expanding Horizons: The Next Growth Markets for Senior Living in India," identifies 15 priority cities based on healthcare access, connectivity, affordability, climate and social infrastructure. It was reported by ET and Outlook Money.
India's senior housing market is estimated at USD 4.31 billion in 2026. Demand is shifting toward organised senior housing that combines independence with healthcare, safety and community as families nuclearise, and the tier-2 retirement real estate India market is where the next supply is expected to come from.
The 15 priority cities were picked on five practical measures: healthcare access, connectivity, affordability, climate and social infrastructure. Those are the filters seniors and their children apply when choosing where to live: a hospital nearby, easy travel links, a home they can afford, weather they can manage, and clubs, parks and community spaces to fill the day.
Tier-2 retirement real estate India: the cities gaining ground
Bengaluru, Hyderabad, Pune and Chennai remain important senior living markets. Gaining ground in tier-2 retirement real estate India are Coimbatore, Vadodara, Nashik, Kochi and Mysuru.
Tier-II cities offer relatively affordable housing, improving healthcare infrastructure and a more manageable pace of life. Lower land and construction costs let developers build scalable mid-market senior living communities, and cleaner environments and reduced traffic add to the pull for retirees. That cost advantage is the reason organised senior housing can be built at mid-market prices outside the metros, the report notes.
For developers, the maths of the smaller cities is straightforward. Land and construction cost less than in the metros, so a mid-market community can be priced for retirees, and the cleaner air and lighter traffic of these cities are part of the pitch. That is why the Square Yards report places the next wave of supply in the tier-2 retirement real estate India market rather than in the big cities.
Tier-2 retirement real estate India: spiritual and coastal hubs
The spiritual hubs of Ayodhya, Varanasi, Haridwar and Tirupati are emerging as distinct retirement and second-home destinations. The spiritual hubs sit apart from the main city list, pointing to a faith-led demand stream alongside the Tier-II city push.
A second-home destination doubles as a retirement option. Ayodhya, Varanasi, Haridwar and Tirupati draw steady religious tourism, and the report treats that draw as the base for retirement and second-home demand. These hubs serve two buyers: the retiree who wants to live near a place of worship, and the family buying a second home that doubles as a pilgrimage base.
Puducherry and Kochi on the coast are expected to emerge as second-home destinations for holiday-plus-retirement living. Holiday-plus-retirement living pairs a second home with the option of settling there full time later, and the coastal second-home destinations named in the report are aimed at that buyer.
What seniors and families need from operators
Healthcare partnerships, emergency response systems, reliable operators and transparent service models are critical to building confidence among seniors and their families, the Square Yards report says. Without those pieces in place, demand for tier-2 retirement real estate India projects will stay tentative.
The operator checklist is long because the buyer is cautious. Healthcare partnerships put a doctor and a hospital within reach, emergency response systems cover the night-time fall or the sudden illness, and a reliable operator with a transparent service model tells the family what the monthly fee actually buys. Senior living only works when the family trusts the operator, and the report treats that trust as the condition for growth in tier-2 retirement real estate India.
As families nuclearise, organised senior housing that offers healthcare and community without giving up independence is drawing the demand. That shift in household structure is the engine behind tier-2 retirement real estate India growth.
